Inspection Offerings

A home inspection is a thorough examination of a property’s condition, usually conducted before a sale or purchase. A qualified home inspector evaluates the home’s structure, foundation, electrical, plumbing, HVAC, roofing, and insulation systems, and checks for issues such as water damage, mold, and pest infestation. The inspection typically takes two to three hours and ends with a detailed report that outlines the condition of the property and any potential issues. Buyers can use the report to negotiate with the seller or to make informed decisions about the purchase. The cost of a home inspection varies depending on the location and size of the property.

A pest inspection is a specialized type of home inspection that focuses on identifying the presence of wood-destroying insects such as termites, carpenter ants, and wood-boring beetles. During a pest inspection, a licensed inspector examines the interior and exterior of the property, including the basement, attic, and crawlspace, looking for signs of pest activity, such as mud tubes, wood damage, or shed wings. If evidence of wood-destroying insects is found, the inspector will recommend treatment options to eliminate the infestation. Pest inspections are commonly performed in the US, and are particularly important in areas with high termite activity or where wood-framed construction is prevalent.

A radon test measures the levels of radon gas in a property. Radon is a naturally occurring gas that can seep into homes through cracks in the foundation or walls, and can be harmful to human health in high concentrations. During a radon test, a home inspector will place a small device, typically a charcoal canister or an electronic monitor, in the home’s lowest livable level, such as the basement. The device will measure the level of radon over a period of several days. If the radon level is found to be above the safe threshold, the inspector will recommend remediation measures, such as sealing foundation cracks or installing a radon mitigation system.

Scott was very punctual and very thorough. He arrived early and spent a lot of time going over each issue that he encountered. He discovered a problem with our electrical panel, which totally amazed the electrician that we hired to come in and perform the fix. The electrician stated that not many home inspectors ever catch this type of issue. Same with the chimney professional, they stated that they were surprised that Scott caught our defect as well. He checked everything as if we were the buyers so that we would know ALL issues, from the roof to the basement and the electrical and plumbing, not to mention the foundation.

Excellent work! Every little detail was addressed in a very thorough and organized report. I was able to tour the home during the inspection so all my questions were answered. Additionally, I was sent the full report within the same day.

I called and scheduled an appointment, easy as pie. Scott arrived early to our scheduled appointment and had already done a quick overview of the property.  Throughout the process he talked about all the things that he was looking for and diagnosing problems. He also answered all my questions and even gave me tutorials on how to use everything in the house.
